How to Ensure Your Facility is Making the Most of its Smart Technology PFM & Service Works Global

Service Works Global (SWG) recently spoke to the journal PFM on the subject of how FMs must prove that the technology used to run their facilities is working to provide the best outcomes.

With technology adoption growing, hybrid working increasing and a bigger emphasis on sustainability, users’ expectations of building management is changing. The inclusion of smart technologies and CAFM software in buildings has led to data-rich insights becoming the core of continual building performance. Using this acumen and analytics, it is easier for FMs to be well-informed and ensure the full potential of the building is realised.

Service Works Global chief executive officer Gary Watkins says while selecting and implementing the right software is crucial, that is just the first step towards benefiting from all that technology has to offer.

“Without the necessary consideration and preparation, companies may invest in a new piece of software only to find that it doesn’t integrate with existing systems. The end result is users having to manage multiple platforms and their workload increasing without any improvement in efficiency. Seamless integration is essential so that all stakeholders have easy access to data at all times,” he continues.

The data captured by software is ideal for end-of-month reports, but FMs must make use of real-time analytics to truly make the most of their technology investment. For example, real-time space utilisation and occupancy reporting can support the strategic management of space, says Mr Watkins.

“FMs can adapt service provision in real-time to deliver genuine business value. In addition to providing the C-suite with monthly reports, FMs can include a section of how they reacted in real-time throughout the month and the benefits it delivered. This will only help to strengthen the position of FMs within the business.

“Looking beyond real-time analysis, technology can also be used for forecasting and creating ‘what if’ scenarios. This can map future space requirements down to a department level or ahead of changes to a property portfolio. Mapping out these scenarios allows FMs to get a head start on service provision planning, which again will ultimately lead to higher efficiencies and cost savings,” says Mr Watkins.
