How Geminus is helping FMs unlock more value from building data

MD Samantha Fuller recently spoke to Australia’s FM magazine about our Geminus platform, giving practical examples of how FMs can use it to improve performance.

Service Works Global (SWG) recently launched Geminus, a digital information management platform for the built environment that helps facilities and property management teams unlock more value from their building data. 

On the launch, SWG managing director for Australia and Canada Samantha Fuller said facility managers are increasingly being fed large volumes of data from more systems and sources than ever before. “FMs need one source of truth for their building data, and this is what Geminus provides,” Fuller said. “It’s a single platform for the built environment, connecting real-time building data, floorplans, building information modelling (BIM) data and 3D visualization – to enable facility managers (FMs) to make smarter operational decisions.” 

The platform integrates data from floor plans, BIM models, computer aided facility management (CAFM) systems, computerized maintenance management systems (CMMS), IoT sensors and operational platforms such as energy and building management systems. 

“Crucially, Geminus makes it easy to make sense of all this data in a readily accessible format. Visualization is central to the platform. High‑resolution 2D drawings, 3D models and digital twin environments give users a clear, intuitive view of their buildings, making it easier to locate assets, understand performance and share accurate, trusted information with FM teams, contractors and emergency services,” Fuller said. 

 “AI-powered analytics can identify trends and forecast asset issues, via an easy-to-use, visual reporting dashboard so FMs aren’t wading through pages of spreadsheets or having to log into multiple systems to get what matters.” 

Geminus is offered as a flexible, tiered platform, allowing organizations to start with the capabilities they currently need such as managing drawings, spaces and assets, and expanding that over time to include BIM workflows, real-time data, smart building functionality and full digital twin environments. 

“Geminus handles information that changes daily during operations as well as new or updated information arising from new projects, renovations or minor building alterations. For example, information from a construction project can be delivered via Revit, IFC or Autodesk Construction Cloud.

With the ready-made integration and built-in validation functions, Geminus can seamlessly convert data delivered from construction projects to suit the various processes of property management and facility management,” said Fuller. 

Citing a concrete example of how Geminus can benefit facility managers, Fuller says that FM teams often waste significant time, money and resources servicing assets that don’t need it through calendar-based planned preventive maintenance (PPM) schedules.  

With Geminus, she says, they can use the platform to combine historical data from a connected CMMS to analyse each asset’s history and performance across the site and live data from sensors. The platform uses AI to identify trends and intelligently predict when servicing is required, allowing FMs to move away from reactive maintenance and PPMs towards more cost-effective predictive maintenance. 

It could even use a weather forecast to identify forthcoming heatwaves when chillers will be working harder and recommend servicing in advance of this. When the need for maintenance is identified, Geminus’ 3D visualization capabilities make it easier for technicians to gain accurate insight into spaces, assets and components, reducing rectification times.

“Geminus also assists technicians in the field through the app’s AI-driven chatbot. Those who are new to the site, or working on an unfamiliar asset, can ask Geminus’ inbuilt chatbot how to proceed and save significant amounts of time troubleshooting. The AI agent continually learns from data within the system to continually optimize maintenance activity,” added Fuller.
