Oslotech chooses SWG’s BIM and digital twin solutions to digitalise Oslo Science Park
Oslotech is a Norwegian corporate investor in the Oslo region, backed by the University of Oslo, the City of Oslo, and Industrial Development Corporation of Norway. Oslotech serves as the primary developer and operator of the Oslo Science Park which houses around 300 companies, startups, and research organisations.
SWG has been commissioned to implement a new solution for the digitalisation and building information management of Oslotech’s property portfolio in Oslo Science Park, which consists of 8 buildings totalling 60,000 sq m. The ambition is to work with digital twins and gain control over space, leases and maintenance assets, with the BIM model positioned as the primary data point for the built environment.
A pilot project was initially carried out, where a selection of the buildings in Oslo Science Park were digitised and SWG’s intelligent building management platform, Geminus, was evaluated.
Following the success of this pilot, Oslotech intends to digitalise its entire portfolio to obtain complete BIM models of all buildings. BIM models of the buildings’ architecture and fire safety requirements are being developed, the latter of which will be carried out in collaboration with SWG’s sister company Symetri and their BIM Fire Tools solution.

We are now switching to the BIM model being the master source of information, which means that we can more easily keep up to date with what is happening in our buildings, and that we will also be able to directly use what our designers produce instead of having to work with various exports, imports and redrawing as before.
In Geminus’ graphical drawings portal, we will also be able to add building information that does not need to be in the BIM model, such as information about tenants, space classifications, cleaning, and more.”
Long-term solution
Through SWG software and services, Oslotech can rely upon a long-term solution for managing and keeping up-to-date building information such as drawings, BIM models, data, assets and technical documentation via Geminus Base. In addition, Geminus Plus is used to link digital building data between construction projects and Geminus Base, simplifying information management from a lifecycle perspective and ensuring that as-built information is readily available for the daily processes in the operational management phase.
BIM models for technical installations will also be loaded shortly. Then, maintenance assets from BIM models, for example, electrical, ventilation and water systems will also be managed in the new SWG-delivered solution at Oslotech.
